Features

  • 2.55% First Year (Provided the client is availing loan for a minimum term of 15 years). 
  • Loan up to 95% of your property’s value or 100% of construction cost* 
  • Monthly repayment to income: 50% maximum (depending on income range)
  • Loan repayable before the client reaches 65 years old* (for Self-Employed up to 60 years)
  • For purchase of property: 1st time buyers with a secured job (SDA Mandatory) -95% 
  • 2nd time buyers (Both SDA & BSO cases): 90% 
  • For renovation, refinancing extension, 100% for both SDA and BSO cases. 
  • For BSO cases, LTV is normally 75% but 90% will be considered on a case to case basis. 
  • Tenure: 25 years. 
  • For Self-Employed
    • Maximum repayment term limited to 20 yrs
    • Loan up to 75% for purchase of property
    • Loan to Valuation for any Housing purposes should not exceed 75% of the existing security

Who can avail of an MHC Home Loan?

Salaried and self-employed individuals fulfilling MHC conditions/requirements.

What are the documents required?

  • Proof of identity
    • Birth certificate, national identity card and marriage certificate or divorce certificate (if applicable) of the borrower and spouse and/or co-applicants/usufruct owners/guarantors and those holding rights in the property. 
  • Proof of income
    •  Salaried clients should produce six preceding salary slips and bank statements. 
    • Self-employed clients should produce their certificate of employment/BRN and 12 preceding bank statements. 
    • MRA Return
  • Other documents required
    • title deed of property 
    • memo of survey & site plan 
    • location plan 
    • development & building permits 
    • 2 copies of the plan of the house to be constructed 
    • proof of employment 
    • your last PEL receipt 
    • For clients working abroad: work permit & visa (5 years minimum)
  • Additional conditions
    • The client will be requested to contribute the equivalent of an instalment of one-month loan (six months for clients working abroad) in his/her PEL account, which will be locked over the loan period.
    • Mortgage insurance -applicable when LTV exceeds 90%.
    • New clients will be required to make a minimum monthly contribution of Rs300 in his/her savings (PEL) account. This contribution will be locked and no withdrawal will be allowed until the loan is repaid in full with accessories.

What are the various fees that the client will incur?

  • Application Fee: Rs1,000
  • Handling fee: 1% of loan amount up to Rs50,000 (Minimum Rs3,000)
  • Fixed Charge preparation fees: 0.75%
  • Doctor fee: Rs450 applicable in case client opts for MHC life cover
  • Mortgage Insurance (applicable when Loan/Valuation exceeds 75%)
  • Monthly service charge Rs100
